Lakeside DFW developer addresses regional forum

Richard Myers spoke at the Alliance Development Forum Friday, April 13, along with a number of other well-known area executives.

Myers was joined on the panel by Chuck Greenberg, former CEO of the Texas Rangers Baseball Club; Mike Berry, president of Hillwood Properties; David Busch, president/CEO of Hawaiian Falls Waterparks; Jon Eisele, managing partner of Deloitte LLP; Mehrdad Moayedi, president/CEO of Centurion American Custom Homes; and Donald Silverman, managing principal of Margaux Development Company.

The forum was presented by the the Northwest Metroport Chamber of Commerce to promote economic development in the cities of Roanoke, Northlake, Westlake, Trophy Club, Justin, and Haslet.

Allegiance Title Company in Highland Village hosted a Community Economic Update Forum on Thursday, January 19.

Keller Williams realtors provide input to Lakeside DFW Team

Anne Lakusta, Team Leader of the Keller Williams Dallas Metro North office in Flower Mound, invited the Lakeside DFW Team to speak with their realtors on Tuesday morning, January 17.

After a brief presentation by the Lakeside DFW Team, the group of approximately 60 realtors suggested amenities that they hope to see at the site and proposed the types of residential product they believe will sell there.

Their recommendations were specific and included sizes and price ranges.

Legacy Town Center attracts nearby six-story spec office building

The lure of Legacy Town Center has attracted developer Heady Investments to start construction of a six-story, 164,000-square-foot building on speculation that tenants will bite.

Headquarter I near Legacy Town Center

The Headquarter I office building is being constructed on speculation that prospective tenants will want to be located near Legacy Town Center.

Construction on the 5.2-acre site at the southeast corner of Headquarters Drive and the Dallas North Tollway at Legacy Town Center began at the end of November.

The project, having yet to attract a major tenant, illustrates the power of a well-oiled mixed-use development to attract development to properties surrounding it, even in a market as uncertain as today.

Developer Randy Heady says he’s got a number of tenants interested in the building, called Headquarters I at Legacy Town Center, which is scheduled for completion by December 2012.

Brokers representing tenants seeking between 50,000 and 100,000 square feet of space have already begun contacting Heady.

Heady Investments secured construction financing of about $16 million on the speculative first phase of the project through Bank of the Ozarks. The project will cost an estimated $26 million to construct.

Software firm signs large lease in Frisco mixed-use development

Recent news out of Frisco suggests that well-located, mixed-use developments will continue to win the competitions for sought-after employers.

Frisco Square, a mixed-use development off Main Street near the Dallas North Tollway, attracted Gearbox Software from its current location in Plano.

Gearbox’s new headquarters in Frisco Square will occupy 61,000 square feet and is serving as the catalyst for a new 300,000-square-foot, $60 million project.

The new project is located on five acres and includes:

  • 100,000 square feet of office space
  • 220 apartments
  • 50,000 square feet of retail space
  • 800-space parking garage

When the project is complete in 2013, Frisco Square will offer more than 1 million square feet of mixed-used space.

Gearbox,  an award-winning independent developer of interactive entertainment, will be the first headquarters housed at Frisco Square.

Its employees include programmers, engineers, animators, and artists.

Frisco Square Development is developing the project.

New office construction in the Metroplex continues to cluster in and around mixed-use developments like Legacy Town Square, Uptown, and Frisco Square.

In today’s highly competitive marketplace for office tenants, pleasant “live, work, and play” environments play a key role in luring employers.
